Maintenance Cycles
The current policy for the redecoration of the association’s housing is to undertake the redecoration of existing properties every five years.
Scope of the works
Areas to be redecorated in conjunction with the maintenance cycles include:
- All previously decorated external components to bungalows, flats, scheme manager’s accommodation, category II sheltered housing schemes and pop-in centres.
- All previously decorated outdoor components; including gates, fencing, seating, etc.
- All previously decorated internal components to common areas within category II sheltered housing schemes, pop-in centres and the communal areas to two storey flats.
Product Coatings
The association continues to use products which prolong the life of individual components and provide the best possible solution for redecoration on each scheme.
Programme of works
Pickering and Ferens Homes has produced a 35 year cyclical painting programme. This programme identifies when each individual scheme is due to be redecorated in accordance with its five-year cycle.
Each year this programme will be analysed and all identified schemes for that year will be surveyed. The association will then take the appropriate action at the pre-determined schemes.
A consultation process involving residents from each of the schemes will take place each year in order to confirm various works. The cyclical painting process will be closely monitored and reviewed on an annual basis by the association and an independent assessor in order to ensure that it remains value for money.
