Planned Maintenance
Planned Maintenance Programme
The association has in place a long term planned maintenance programme which identifies different components of the property which are to be renewed or improved over the next 35 years.
Each year the programme will be assessed and surveys completed to determine which components need to be renewed that particular year; Residents who will have components of their property renewed will then be informed accordingly.
Where appropriate, residents will have a say in components that are to be renewed in terms of colour, size and type. When these aspects have been agreed on, a timetable for the works will be determined and residents will be advised of the agreed programme of works.
Examples of work to be undertaken could include:
- Renewal of kitchen units
- Renewal of bathroom suites
- Renewal of external doors
- Renewal of windows
- Renewal of footpaths
- Renewal of boilers
Compensation
In most cases the programme of works can be carried out while you are in your home. Should major refurbishment works be required then it may be necessary for you to move out of your home temporarily. If this is the case, or if the work takes some time, then you may be entitled to a disturbance payment. We will discuss and agree these payments with you as part of our consultations about the works prior to them commencing.
Decent Homes Standard
The government’s target with regard to the decent home standard is to ensure that all social housing meets set standards of decency by 31st December 2010.
As such, our planned maintenance programmes will take into account the government’s requirements. We will make sure, as far as practically possible, that Pickering and Ferens Homes achieves the government’s target and continues to meet standards of decency in the future. Pickering and Ferens Homes presently meets the governments Decent Homes Standards.
Housing Health and Safety Rating System
The association will make residents homes and the surrounding environment as healthy and risk free as possible.
We will do this by eliminating existing and potential risks where possible through planned maintenance programmes.
Energy Efficiency
Through planned maintenance programmes the association will continue to improve the energy efficiency of its properties by the provision of cavity wall insulation, loft insulation, double glazing, energy efficient heating systems, and through the introduction of new technologies where appropriate.
