What is Awaab’s Law?
In October 2025, a new law called Awaab’s Law came into effect. This law makes it a legal requirement for landlords and housing providers to deal quickly with hazards like damp and mould, setting clear deadlines for action.
The law was introduced in memory of a tragic case in which a two-year-old boy lost his life after being exposed to mould over a long period. It serves as an important reminder of how vital safe and healthy homes are.
What are PFH’s responsibilities?
At PFH, we’ve been working hard behind the scenes to make sure we meet the new legal standards. We’ve updated our existing procedures and added a clear “golden thread” of guidance to make sure every case is handled consistently and effectively.
How does the new process work?
Step 1: Triage and Classification
When a damp or mould issue is reported, it’s reviewed by our team and classified as either an emergency or non-emergency case.
Step 2: Response Times
Emergency cases: If both of the following questions are answered “yes,” we’ll send an inspector or contractor within 24 hours to deal with the problem or, if needed, we’ll arrange temporary accommodation.
- Does anyone in the home have health conditions affected by damp, mould, or condensation?
- Is the problem severe, immediately dangerous, or needs urgent attention?
Non-emergency cases: We’ll arrange an inspection within 10 working days, working with residents to agree a suitable time.
Step 3: Continuous Improvement
Every case is reviewed within four weeks, and any lessons learned are used to further improve our processes.
